Mold removal and remediation

Remediate Renovation removes mold from homes in the San Francisco Bay Area and Dallas–Fort Worth and replaces what it touched with new material; a person answers 24/7. Everything the mold touched comes out and is replaced with new. Then we deal with the water that let it grow.

Why it is there

Mold is the second problem. Water was the first.

It grows where it stayed wet

Under a floor, behind a wall, under a sink. By the time it shows or smells, the material around it has been wet for a while.

It is often found during other work

On the Fremont job nobody saw it from above. It turned up under the hardwood when the wet floor came out.

Replaced with new, never cleaned and reused

Everything the mold touched is replaced with new material, never cleaned and reused.

And the cause

New material over a wet structure would only start it again, so the drying is part of the job, measured with readings.

What the work covers

What does mold remediation include?

The extent is set once we have opened up the area. These are the parts of the work.

A real job in Fremont, 2026

Mold found under a hardwood floor

The meter found water under the boards. When the floor came out, there was mold under it, and it came out with the wet wood. The floor was dried and a new one laid.

All 8 photos, one by one
  • Wet plywood subfloor pulled up during the tear-out
  • Plastic containment walls and a ladder closing off the work area from the rest of the house
  • Finished hardwood floor running to the staircase and front door
  • Hardwood boards lifted and a moisture meter held against the wet subfloor beneath
  • Mold on the framing along the wall, exposed after the floor came out
  • Moisture meter on the bare slab during drying
  • Moisture meter reading 999, the top of its scale, on the subfloor under the hardwood
  • New hardwood flooring going in across the living area, boxes of boards beside it

How it goes

How mold remediation goes: contain, remove, dry, replace

  1. Look and read

We find where it is wet with moisture readings and photograph what we see.

  2. Contain

The area is closed off with plastic before anything is opened up.

  3. Remove and dry

Everything the mold touched comes out. The structure dries until the readings say so.

  4. Replace

    New material goes back in.

Cost and planning

What sets the size of a mold job

How far it reached

Mold under one floor is a different job from mold in a wall cavity. We only know once the area is open, and we tell you before the scope grows.

Drying first

New material goes in after the readings say dry. That is what decides when the replacement starts.

Questions

What people ask when they find mold

Can I clean it myself?

Wiping a surface leaves the drywall, wood or flooring the mold grew in. Our rule is different: everything the mold touched is taken out and replaced with new material, never cleaned and reused.

How do you remove mold so it does not come back?

Two things. The material the mold grew in comes out and is replaced with new, and the water that fed it is found and dried, with moisture readings, before anything is closed up again.

What caused it, and will you fix the cause?

Mold follows water. On our Fremont job it was water under a hardwood floor; the mold was found under the floor and came out with the wet wood. We dry the structure as water mitigation, and then rebuild with new material.

Is anything the mold touched kept?

No. Everything the mold touched is replaced with new material. What it did not touch can be protected and kept.

Do I need air duct cleaning after mold work?

We offer it as the last step after mold work, once the replaced rooms are clean, so the system does not carry anything back into them. See air duct cleaning.

In Texas, who does the mold testing on a job you remediate?

An independent licensed mold assessor, not us. On a Texas project we remediate, the assessment is done by a separate licensed mold assessor, as Texas Occupations Code 1958.155 sets out, and we never assess and remediate the same Texas project.
