Why start with the garage
Why convert the garage instead of adding on?
The shell is already there
A roof, three walls and a concrete floor are standing. The money goes into making that shell fit to live in, not into a foundation and framing from bare ground.
The room your house is missing
An office away from the kitchen table, a guest room, a playroom, a home gym, or a bedroom for someone who lives with you. Many garages hold boxes and a car that parks outside anyway.
What you get back
A finished room joined to the house: insulated, with real walls, a level floor and windows, comfortable all year, with nothing inside that still says garage.
Who you deal with
Us, from the first look at the garage to the final walk-through. Design is part of the job: the layout and the finishes.
The work, part by part
What changes when a garage becomes living space?
The garage door opening
The big door comes out and the opening is framed in as a wall. Most owners put a window or an entry door in it. Outside, the new wall is finished to match the house, so the front no longer reads as a garage from the street.
The slab floor
Garage concrete is usually bare, often sloped toward the door so water runs out, and a step lower than the house. We check it for level and for moisture coming up through it, then build a flat, dry floor that meets the house before the finish floor goes down.
Insulation, drywall and paint
Garage walls and ceilings are rarely insulated or finished for living. We insulate the walls and the ceiling, hang and finish drywall, and paint, so the room holds its temperature and looks like every other room.
Ceiling height, light and air
We measure the ceiling height and look at the beams, the attic above and any garage door tracks or openers that hang down. Windows bring in daylight and fresh air, and we plan with you how the room is heated and cooled.
Power and the door into the house
Outlets and lighting placed for how you will use the room, and the old garage-to-house door turned into an ordinary interior doorway, so walking in feels like moving from one room to the next.
A room or a separate home
Garage conversion or ADU: which do you need?
A garage conversion adds a room
The converted space stays part of the main house. It shares your kitchen, your front door and your address. It is the right fit when the household needs more room: a bedroom, an office, a den.
An ADU is a home of its own
A garage can also become a separate small home with its own kitchen, bathroom and entrance, for rent or for a family member who wants their own front door. That is a different project with different rules. See ADU construction.
How it goes
How a garage conversion goes, from the empty bay to the finished room
We look at the garage
The slab, the door opening, the ceiling height, the walls, and what lives in there now: the water heater, the washer, the panel, the storage.
Design
The layout, where the windows and doors go, the floor and the finishes. Design is included.
Plans and permits
We prepare the plans and handle the permits your city asks for, and quote from them.
Build
The door opening closed in, the floor built up, insulation, drywall, flooring and paint, then a walk-through with you.
The first consultation and quote are free.
Before you decide
What about the car, the storage and the water heater?
Parking
Once the garage is a room, the car lives on the driveway or the street. Some cities ask for off-street parking to stay; we check your city's rules on the first visit.
Storage
Tools, bikes and holiday boxes need a new home. A closet or a built-in storage wall can be part of the design.
What lives in the garage now
Water heaters, washers, dryers and electrical panels often sit in the garage. The design keeps them reachable and planned around, never boxed in by accident.
Finishes
Finishes that make it feel like the house
Keep it simple or go high-end; the finishes are yours to choose and we build with them.
Cost and planning
What sets the price of a garage conversion?
The floor and the opening
How much the slab needs to come up and level, and whether the door opening becomes a plain wall, a window or an entry door.
Comfort
Insulation in the walls and ceiling, the number of windows, the power and lighting, and how the room is heated and cooled.
Permits and finishes
What your city needs to approve, and the floors, doors and fixtures you choose, which move the number most.
The first consultation and quote are free. Our work comes with a written warranty, its terms set in your contract, and financing is available through our lending partner.

Questions
What people ask about garage conversions
Is a garage conversion the same as an ADU?
Not on this page. A garage conversion adds a room to the house you live in: a bedroom, an office or a family room that shares your kitchen and front door. An ADU is a separate small home with its own kitchen, bathroom and entrance. If you want a unit to rent or a home of its own for a family member, that is an ADU.
What happens to the big garage door?
It comes out. The opening is framed in as a new wall, usually with a window or an entry door in it, insulated and drywalled inside, and finished outside so it matches the rest of the house.
Is a concrete garage floor good enough for a bedroom?
Not as it is. A garage slab is often sloped toward the door, sits lower than the house and feels cold. We check it for level and moisture, then build up a flat, dry floor that meets the house before the finish flooring goes in.
Will a converted garage be warm enough to live in?
It can be, once it is built like a room. Most garages have bare walls and no ceiling insulation. We insulate the walls and ceiling, close the door opening, add windows that seal, and plan heating and cooling with you at the design stage.
Where will I park once the garage is a room?
Some cities ask for off-street parking to stay when a garage becomes living space, others do not. We look at your driveway and your city's rules on the first visit, so you know before the design is drawn.
Do you handle the permits for a garage conversion?
Yes. We handle the permits and plans, and design is included: layout and finishes. Your city decides what it needs to approve; we prepare it and work through it with you.
How is a garage conversion priced?
After we see the garage, never from a price list. The quote follows the state of the slab, how the door opening is closed, the insulation, windows and power the room needs, and the finishes you choose. The first consultation and quote are free.
