Restoration and rebuilds for Oakland's older homes
We have done 12 jobs in Oakland, from 2025 to 2026. Most houses here were standing long before their current owners were born, and that shapes how water, mold and a rebuild are handled.
Our record in the city
What 12 Oakland jobs mean for you
Our job records show 12 jobs in Oakland, the first in 2025 and the most recent in 2026, with 2,998 photos taken across them. Those photos stay in each owner's job file and claim file; they are not published here.
The number matters for one reason: you are not the first Oakland house we have walked into. What we do is the same everywhere we work: water mitigation, fire and smoke cleanup, mold remediation, air duct cleaning, the rebuild after the damage, and construction and remodeling. We do not list here which of those the 12 Oakland jobs were, because our records do not sort them that way, and we would rather say less than guess.
The housing
Why does the age of an Oakland house matter after damage?
Because so much of the city is old. The U.S. Census Bureau puts the median year built for Oakland's housing at 1953, and about 37 % of its 191,713 housing units were built in 1939 or earlier.
Those figures come from the American Community Survey, 2020–2024 five-year estimates (median year structure built, table B25035, margin of error two years; year structure built, table B25034). Add the decades up to 1979 and roughly 77 % of Oakland's homes were built before 1980. A house that age has usually been remodeled, patched and re-plumbed more than once, and nobody kept the drawings.
Drying a house with a long history
Water follows old repairs: a floor laid over another floor, a wall closed up after an earlier leak. So we read moisture in every affected room, not only where it looks wet, and we keep drying until the readings say the materials are back to normal.
Mold behind old finishes
When a leak has been slow, mold can sit behind a finish for a long time before anyone sees it. If we find it, the job includes mold remediation, and everything the mold touched is replaced with new material, never cleaned and reused.
Putting it back
Once the house is dry, the rebuild is part of the same call. On an older house that often means matching trim, floors or plaster lines that have not been made in decades; we talk through the options before anything is ordered.
A note on lead paint
Federal rules treat homes built before 1978 differently: the EPA's Renovation, Repair and Painting program sets lead-safe practices for work that disturbs paint. In Oakland that covers most houses, so it is a fair question to ask anyone who will open your walls.
The weather
When does rain turn into water damage here?
Almost all of it falls in five months. NOAA's 1991–2020 normals for Oakland's airport station show 18.68 inches of rain in a normal year, about 83 % of it from November through March, and a normal July with none at all.
The monthly figures are on NOAA's U.S. Climate Normals page for the station. December, January and February together bring more than half the year's rain. A long dry summer hides a cracked flashing or a clogged gutter until the first real storm finds it, and in an old house that water can travel a long way inside a wall or ceiling before a stain shows.
If a storm has opened the roof or broken a window, we can tarp or board it up, then dry what got wet. Roof, siding and gutter repair after a storm are on our storm damage repair page, and the drying itself on water damage mitigation. We answer 24/7, and a person picks up.
Creeks and the shoreline
Where Oakland floods, and how to check your address
The city's own General Plan work names the Bay shoreline as the main flood area, along with flooding tied to Lake Merritt and Glen Echo Creek and to the Arroyo Viejo, Lion, Sausal and Peralta creeks.
That comes from the Oakland 2045 General Plan options chapter, which also notes that most of the developed shoreline sits outside today's 1-percent-annual-chance flood zone. The maps are moving: in March 2025 FEMA released preliminary flood maps for the county and the city that revise the flood hazard along Peralta Creek, with an appeal period that ran from March 29 to June 28, 2025.
To see the flood zone for a single address, search it on FEMA's Flood Map Service Center. Water that comes in from outside is a different job from a burst pipe: it can carry whatever it ran through, and if it backs up through a drain it is sewage, which we treat as category 3 water.
The ground
The Hayward Fault and the hazard zone maps
Oakland sits on the Hayward Fault. The U.S. Geological Survey cites a 33 % chance of a magnitude 6.7 or larger earthquake on that fault within three decades, and its HayWired study models a magnitude 7 quake centered in the city.
Liquefaction and landslide zones
The California Geological Survey's EQ Zapp map shows whether a property sits in a fault rupture, liquefaction or earthquake-induced landslide zone. New construction in those zones needs site-specific geologic studies.
The city's retrofit programs
The city's seismic safety page covers its mandatory soft-story program for buildings of five or more units and the grants open to homeowners. If your walls are open for a rebuild anyway, it is worth reading first.
Why we mention it
An earthquake breaks pipes as well as plaster. If one does, the first job is often water, then the rebuild, and our photos and readings from the first visit go into your claim file.
The permit counter
Does an Oakland rebuild need a permit?
Usually, yes. The City of Oakland lists remodeling and repairs as Building Permit work, says some smaller projects may not need one, and says most projects must receive Planning approval before a Building Permit can be issued.
The city lays this out on its Permit Process Overview. Drying a house out does not usually start at the permit counter; putting walls, floors and a kitchen back can. On remodels we handle the permits and the plans, and design is included, so you are not the one carrying drawings between the city and the crew.
Working with us
From the first night to the finished room
One company the whole way
Water, fire and smoke, and mold first, then the rebuild after damage, without changing companies halfway.
The claim file
We document the loss for the claim: photos, moisture readings and line-item estimates in the industry's standard estimating format. Coverage stays between you and your insurer.
What you pay
For a covered repair you pay only your deductible; your insurer pays us the rest directly. Upgrades you choose are priced separately. See working with insurance.
Remodels too
Not every Oakland call starts with damage. Kitchens, bathrooms and whole-home work are on our construction and remodeling page.
Questions
Questions from Oakland homeowners
Have you worked on homes in Oakland before?
Yes. Our records show 12 jobs in Oakland, the first in 2025 and the most recent in 2026. We work across the Bay Area and answer 24/7, so an Oakland call is handled the same way as any other: someone picks up, then we come out and read the damage.
My Oakland house is from the 1920s. Does that change the water damage work?
The steps are the same, but we look harder. Older houses carry decades of repairs, so we read moisture in every affected room, open what cannot dry in place, and dry by the readings. Mold that is found means everything it touched is replaced with new material.
Do I need a City of Oakland permit to rebuild after water or fire damage?
Often, yes. The city lists remodeling and repairs as Building Permit work, says some smaller projects may not need one, and says most projects need Planning approval first. On remodels we handle the permits and plans, and design is included.
How do I find out if my Oakland home is in a flood zone or an earthquake hazard zone?
Search your address on FEMA's Flood Map Service Center for the flood zone, and on the California Geological Survey's EQ Zapp for fault rupture, liquefaction and landslide zones. FEMA released preliminary maps in 2025 that revise the flood hazard along Peralta Creek.
Which months bring the most rain-related leaks in Oakland?
The wet months. NOAA's normals for Oakland's airport show about 83 % of a normal year's 18.68 inches falling from November through March, more than half of it in December, January and February. The first storms after the dry summer are when roof and window leaks show up.
