A backyard cottage, an attached unit, or the garage turned into a home. For family, for rent, or for you, built from the plans to the keys.
- Insured
- Built through our licensed construction partner
- Detached, attached or garage conversion
Why people build one
More home, without moving.
Family close by
A parent who should not live alone, a grown child saving up. Their own front door, a few steps away.
Space that pays
A unit to rent out, on land you already own.
What you get
A complete small home: kitchen, bathroom, living and sleeping space, with its own entrance, built to your city's rules.
Who you deal with
Us, from the first look at the lot to the final walk-through. One call, one file.
Three ways to build it
What kind of ADU fits your lot
Detached backyard home
Stands on its own, with the most privacy for both households.
Attached unit
Shares a wall with the main house, with its own entrance.
Garage conversion
Reuses the walls and roof you already have, turned into living space.
Kitchen and bathroom
Every ADU is a full home: cooking, washing, living and sleeping.
Site work and utilities
Foundation, power, water and sewer connections, as the unit needs.
Real jobs
ADUs, once they are cleared
We only show jobs whose owners have cleared them for the site. Until an ADU is cleared, the Fremont job shows how we build, stage by stage.
How it goes
From the lot to the keys
Site visit
We look at the lot, the access and the utilities, and hear how the unit will be used.
Plans and rules
The type and size of unit your city allows on your lot, and the permits it needs.
Quote
Built from the plans, the site work and your finishes, not from a price list.
Build
Foundation to finish, through our licensed construction partner.
Finishes
Built as simple or as high-end as you like
The finishes are yours to choose; we build with them. [TODO: add the materials from the first cleared ADU job]
Before and after
From an empty yard to a home
A real before and after goes here, never a stock picture. Meanwhile the Fremont kitchen, torn out and finished, is on the kitchen remodeling page.
Cost and planning
What sets the price and the timing
Type and size
A garage conversion starts from walls you have; a detached unit starts from bare ground.
Site and utilities
How far power, water and sewer have to run, and what the ground needs before building.
Permits and finishes
Your city's approval sets when building can start; the finishes you choose move the number most. [TODO: typical permit timing per city, once confirmed]

Questions
What people ask about ADUs
What is an ADU?
An accessory dwelling unit: a second, smaller home on the same lot as the main house, with its own kitchen, bathroom and entrance. It can stand on its own in the backyard, attach to the house, or be built inside a garage.
Can you build an ADU on my property?
That depends on your lot and your city's rules: setbacks, size limits, parking and utilities. We look at the property on the first visit and tell you plainly what can go where.
Detached, attached or a garage conversion: which one is right?
A garage conversion reuses walls and a roof you already have. An attached unit shares a wall with the house. A detached unit stands on its own and gives the most privacy. Your lot, your budget and how the space will be used decide it.
Who handles the permits and the plans?
Your city's rules decide what can be built and which permits it needs. We go through them with you on the first visit, before anything is quoted. [TODO: confirm who draws the plans and pulls the permits]
How is an ADU priced?
After a visit, never from a price list. The quote follows the type of unit, its size, the site work and utilities it needs, and the finishes you choose.
Who does the building, and are they licensed?
ADU construction is performed through our licensed construction partner. We are insured, and you deal with us from the first visit to the end.
Can I see ADUs you have built?
ADUs appear in the portfolio as soon as an owner clears one for the site. Until then, the Fremont job shows how we build, stage by stage.
